Since February 2007 it has been a legal requirement for any home being marketed for sale (with very few exceptions) to have a Home Information Pack HIP. Without Home Information Packs HIPs no seller is able to advertise their home. Home Information Packs HIPs serve two purposes:
To provide prospective purchasers with essential information regarding the property before time consuming and costly surveys are carried out, thus avoiding the likelihood of the purchase falling through.
To contribute to global attempts in reducing CO2 emissions from homes by the inclusion of an Energy Performance Certificate EPC. EPCs detail the property’s Energy Efficiency Rating and Environmental Impact (CO2) rating. Energy Performance Certificates also allow purchasers to see how costly the home may be to heat and provide advice on reducing bills and CO2 emissions.
